RERA REGISTRATION

A RERA certificate is a legal document that acts as proof that a property, project, or property agent has been registered under state-level RERA authority or tribunal. The central act i.e. Real Estate Regulation and Development Act has mandated registration for projects and property agents to obtain a unique registration number.

  1. Ensures that specified rules and regulations are being followed by builders and developers.
  2. Implementing a pan India standardized model
  3. Reduce chances of malpractice and fraud
  4. Creates a sense of responsibility for the builder and investor
  5. Increase reliability of the real estate sector.
  6. Safeguard rights of buyers
  7. Get information about details of the property etc.
  8. Provides the allottee with access to the RERA complaint tribunal

Documents required

  1. Identity Proof (PAN Card, Aadhar Card, etc.) of all the members, directors, and chairman. ( In case of a firm/ company)
  2. Address Proof (Valid Passport, Utility bill, Property tax bill, etc.)
  3. Memorandum and Articles of Association
  4. Copies of the registered Ownership Documents
  5. Copies the Field Sketches (along with the measurements)
  6. Authorisation letter from the Landowner
  7. Land Title search Report from an Advocate
  8. Site Plan details along with measurements as on ground including the diagonals.
  9. Details of the Encumbrances (includes title, rights, interest or name of any party in or over such lands)
  10. Proof of the plan and proceedings
  11. Area details mortgaged to the Authority for the plan’s approval
  12. If the projects are to be developed in phases, then the phases details, prints of the plans and operations of the phases to be enclosed.
  13. Proforma of the Allotment Letter
  14. Agreement for Sale and the Conveyance
  15. Facilities terms proposed in the project along with a proof of project prospectus
  16. Project development address along with the landmark and location details of the project plan (that includes boundaries,  Longitude and Latitude and at end points of the project site)
  17. Financial Contract or agreement details made with any bank or other financial Contract
  18. The deed proposed to be signed with the Allottee.
  19. Details of Fixtures, fittings (Brands and Specifications), amenities and common areas approved by the Competent Authority.
  20. Structural Stability Certificate (duly issued by Certified Engineer along with the details of parameters followed for verification of structural stability)
  21. Copy of Insurance of  Contractor or Building All Risks Policy
  22. Copy of Insurance of Title of the Land.
